Site Development Plan Review
Site Development is responsible for plan review and onsite inspections to ensure compliance with zoning code requirements and development plan stipulations.
Civil Engineering Plan Review
Civil Engineering Plan Review staff are responsible for the review and approval of civil plans associated with developments. The civil engineering portion of site development includes:
- Grading and drainage
- Water, sewer, reclaimed water and fire lines
- Off-site public infrastructure improvements
- Curb, gutter and sidewalk; pavement and striping; street lights; medians
- Right-of-Way Encroachments
- Flood Plain Management - Maricopa County
- Development Requirements - Unified Development Manual (UDM)
Building Construction Codes
The City of Chandler has adopted the 2015 editions of the International codes with the 2014 edition of the National Electrical Code to become effective July 1, 2016. All projects submitted for permitting on or after that date must be designed to comply with the new codes.

Electronic Plan Review
The City now offers electronic plan review for all projects.
Walk-In Plan Review
On Monday through Friday mornings, the City offers “walk-in” plan review service for residential and small commercial projects. All customers who sign up from 8-10 a.m. will be seen on “first come, first served” basis. Most residential additions and renovations may be reviewed using this service along with a limited number of minor scale commercial projects.
Whether any particular plan may be reviewed during our walk-in process will be determined by the plan reviewer on duty. If your plan cannot be reviewed during this process our staff will work with you determining what other options may be available to help with your project.
Self Certification of Building Plans
Registered design professionals can now self-certify that a project complies with all applicable laws and codes. Review the Self Certification of Building Plans Policy (PDF).
Building Inspections staff inspect all new development and redevelopment projects constructed in the City for conformance to the approved building plans.
