The Zoning Code is a tool used by the City to implement the Chandler General Plan. The Planning Division prepares zoning code amendments to address changing needs of the community.

Zoning District Summary
The Zoning District summary is provided as a quick reference for typical site development requirements (building height, lot coverage, setbacks, etc.) for what are commonly referred to as hard zoning districts (C-1, C-2, SF-8.5, MF-1, etc.).  Please note that many properties are zoned PAD (Planned Area Development) or have a PAD overlay on top of the hard zoning district.  The PAD zoning is essentially a customized zoning district that is applied to any type of use (residential, commercial, industrial) and could entail variations from the site development requirements provided in the summary provided above.  Therefore, it is highly advised that you contact a City Planner at 480-782-3000 in order to confirm the zoning district and associated site development requirements for any specific property.

However, the City of Chandler Planning and Development Department makes no warranties, written or implied, regarding the information on this map. Unified Development Manual
The Zoning Code can also be accessed by clicking on the Unified Development Manual (UDM) link above. The UDM, which contains more than three hundred pages, is a compilation of legislated municipal regulations, administrative procedures, technical standards and construction specifications. Electronic access enables quick reference to this information and allows users to print out applicable provisions, forms, and standard details.
