Job Description
BUILDING MAINTENANCE SUPERVISOR

Pay Grade: 23                    FLSA Status: Non-Exempt
Job Group: Supervisory (S)            Class Code: B005

Classification Summary:
The primary function the Building Maintenance Supervisor is to supervise skilled employees in the maintenance and repair of buildings and facilities, maintenance, installation and repair of electronic and mechanical equipment, electrical and plumbing systems, and HVAC systems. Additionally, the employee supervises the Energy Management system. Additional duties include scheduling, inspection, and management of periodic maintenance work and responding to emergency situations.

Essential Functions:

Supervises skilled employees in maintenance, installation, repair, and alterations of electrical, plumbing, and HVAC systems;
Supervises interior and exterior building and facility maintenance, including electrical, carpentry, drywall, painting, and remodel projects;
Prepares cost estimates for repair and remodeling work;
Schedules, sets priorities, supervises and inspects completion of work orders, including coordinating work schedule with affected departments to minimize impact;
Orders materials and supplies;
Ensures work is performed according to applicable building and safety codes;
Monitors status of HVAC operations through Energy Management system;
Consults with contractors on project costs, bids, and work schedules;
Monitors and evaluates contract work for quality, bid compliance, and completion;
Responds to emergency situations;
Sets and monitors periodic maintenance schedules to minimize down time;
Prepares written daily and monthly maintenance and activity reports and maintains records;
Performs employee evaluations and interviews prospective employees;
Performs all work duties and activities in accordance with City policies and procedures;
Works in a safe manner and reports unsafe activity and conditions. Follows City-wide safety policy and practices and adheres to responsibilities concerning safety prevention, reporting and monitoring as outlined in the City’s Safety Handbook.

Other Duties and Responsibilities
May participate in projects as needed;

Knowledge, Skills and Abilities:
Knowledge of:
Supervisory skills, employee evaluations, and training methods;
Methods, materials, tools and standard practices for operation and maintenance of electrical, plumbing, HVAC and energy management systems and components;
Building trade skills, including but not limited to, methods, materials, tools and standard practices for electrical, carpentry, painting, drywall, and plumbing requirements for building maintenance, repair, and remodeling;
Federal (EPA) regulations on handling of refrigerants, hazardous materials, and asbestos;
Federal (OSHA) regulations and City policies regarding safe work practices;
Applicable electrical and building codes, including federal ADA requirements;
Key and security systems and layout of city complex.

Ability to:
Follow written and oral instructions;
Read and interpret technical and operational manuals, blueprints, and diagrams;
Operate and maintain power equipment;
Operate and maintain hand tools;
Operate a motor vehicle;
Prepare written reports and maintain system performance records;
Operate a personal computer using program applications appropriate to assigned duties;
Communicate effectively with the public and other employees.

Supervision Received:
The work is performed under the direct supervision of the Parks & Facilities Maintenance Manager.

Supervision Exercised:
This position supervises skilled and semi-skilled building trade workers.

Minimum Qualifications:
High school diploma or GED equivalency or trade school; and
Three (3) to five (5) years supervisory experience in building trades; and
Valid Arizona Driver’s License; or
Any equivalent combination of experience and training which provides the knowledge and abilities necessary to perform the work.

Desired Qualifications:
Supervisory experience at journey level.

Work Environment:
The primary duties of this class are performed in a public building environment that may include working in adverse weather conditions and hazards involving the use of power tools and equipment.

Essential Physical Abilities:
Sufficient clarity of hearing, with or without reasonable accommodation, which permits the employee to discern verbal instructions;
Sufficient visual acuity, with or without reasonable accommodation, which permits the employee to comprehend written work instructions and work orders, technical manuals and related diagrams, and move through unfamiliar buildings and rooms;
Sufficient manual dexterity with or without reasonable accommodation, which permits the employee to operate a variety of power and hand tools and to make adjustments to equipment;
Sufficient strength to lift objects over 50 pounds;
Sufficient body flexibility and balance to supervise and perform maintenance and repair operations which require climbing, working on ladders and power lifts, and work in confined spaces.
