The Long Range Planning Division keeps track of existing and planned land uses down to the parcel level with geographic information system.  This information is updated quarterly and is utilized for a variety of purposes including but not limited to economic and population estimates as well as projections, land use analysis for existing and future developments, and as a source of reference for information.

EXISTING LAND USE MIX:

Staff utilizes several techniques to determine the existing land use of a parcel including site visits, aerial photographs, researching and contacting property owners and building permits.  This data is maintained and tracked in GIS.  Scroll further down to view data associated with the following graph.

BUILD-OUT LAND USE MIX:

Build-out land uses are ultimately determined by the City's General Plan, but are further defined by adopted area plans, zoning districts and preliminary development plans that may have been approved for a property.  Build-out land uses are not final as they would be affected by any amendments to previously adopted area plans, zoning districts and preliminary development plans.  Scroll further down to view data associated with the following table.

The table below identifies the City's land use mix from March 2004 to the projected land use mix at the city's build-out.  Current development and planned land use data is maintained in GIS to produce the following table.

NOTES:

1. Acres do not include right-of-way (public streets) and railroads.  This is reflected in the total acres, which decreases over time as new public streets are developed.

2. Open space includes active recreational areas such as parks and golf courses, as well as passive open spaces such as retention basins, lakes and other common landscaped areas located throughout residential and non-residential developments.

3. Committed properties are considered to be undeveloped properties that are the subject of development proposals that have been submitted to the City for review and approval within the last few years. In some cases, these developments have received the required approvals and may currently be under construction. In other cases, the proposed development is in the preliminary application stages and is dependent upon City Council approval.

4. Uncommitted properties are considered to be undeveloped properties that have not been the subject of any development proposals that have been submitted to the City for review and approval within the last few years.
