The Economic Development Division can assist companies in their search for space. We provide trusted data, site and building information, and customized research that offers a clear picture of Chandler's business environment for companies and consultants around the world. The city also offers programs and services to assist companies in redeveloping and reusing underutilized properties, including our Adaptive Reuse Program and Infill Incentive Plan.

We have access to an extensive database of available buildings and land sites, work closely with the real estate brokerage community, and maintain relationships with local developers and landowners. We can also provide custom research, maps and reports on demographics, workforce availability, transportation, retail market potential, and more.

The city has established an Adaptive Reuse Overlay District to encourage and facilitate the reuse of existing commercial buildings/properties that are underutilized or underperforming. This overlay district relaxes site development standards that otherwise make the reuse of existing buildings, structures and sites economically unfeasible. Such site development standards include, but are not limited to, lot coverage, building setbacks, parking requirements and mechanical equipment screening.

The city has established an Infill Incentive District and Infill Incentive Plan to facilitate the redevelopment of underutilized retail and Class C office properties. To be eligible for consideration of Infill Incentive Plan benefits, the property must be located north of the Loop 202 Santan Freeway in Chandler. It also must have been developed a minimum of 15 years ago or have a vacancy rate 50% higher than the citywide average for its property type.

Applications will be evaluated based on how the project would improve the property and benefit the surrounding area, as well as anticipated economic and fiscal impacts. Potential incentives include reimbursements for pre-approved public infrastructure, expedited plan review, and plan review and permit fee reimbursements. A formal development agreement between the city and applicant will be required for a project to receive Infill Incentive Plan support. Development agreements are subject to Chandler City Council approval.
