Middle Housing Overlay District and Objective Design Standards

The draft code amendments are for the proposed Middle Housing Overlay District Code Amendment (Case No. PLH25-0024 and Design Standards Code Amendment (Case No. PLH25-0025) will amend the Code of the City of Chandler Arizona, Chapter 35 – Land Use and Zoning, to add a section (35-3500 Middle Housing Overlay District), and edit, rename, and reorganize section 35-1900 Site Development Plan. These sections are being edited and/ or added in order to meet the requirements of recently approved House Bills (HB 2447 and 2721).

Middle Housing Overlay District Code Amendment

Draft amendment to Chapter 35 Land Use and Zoning Code of the Code of the City of Chandler pertaining to state bill HB2721 signed within the 2024 legislative session relating to the requirement to allow for duplexes, triplexes, fourplexes, and townhomes in all lots zoned single-family residential within one mile of the municipality's central business district, and at least twenty percent of any new development of more than ten contiguous acres.

Design Standards Code Amendment

Draft amendment to Chapter 35 Land Use and Zoning Code of the Code of the City of Chandler pertaining to state bill HB2447 signed within the 2025 legislative session relating to the requirement of cities to authorize administrative personnel to review and approve design review plans based on objective standards without a public hearing.
