What’s Coming: New Development Projects in Chandler

The Aloha Project

The Aloha Project, located at 445 N. Arizona Ave., is a 26+ room extended stay redevelopment project in Uptown Chandler that will service travel nurses on short-term contracts and subcontractors for nearby employers. The project is expected to be completed early this summer.

“The Aloha Motel is a classic roadside motel within walking distance of some of the best restaurants and nightlife around Downtown Chandler. Our ground-up remodel, along with our design and new swimming pool and common area, will provide a community feeling for our guests. We plan to keep the original charm of Arizona while offering a cool, new, fresh vibe,” said owner John Hylton.

Palm Court Centre

Two ground-up construction retail buildings totaling 11,900 square feet are currently being developed at Palm Court Centre, 225-235 W. Warner Road. The space will bring new local and national retail concepts to Chandler’s Uptown area.

New tenants will include CaliTacos, High 5 Tea, and Beep Beep Traffic Survival School & CPR School. “We are excited with the continued growth of the area and providing great concepts that are missing in Chandler for the community,” said Adrienne Bryant of Bryant Commercial Real Estate.

 

 

 

Chandler Ranch Shopping Center

Another key development project in Chandler is the Chandler Ranch Shopping Center, located at 333 N. Pennington Drive. NewQuest Properties purchased the 117,000-square-foot shopping center in 2020 and is reinvesting in the property.

The developer has plans to introduce new tenants that will support the Asian community, including a 99 Ranch Market that will occupy the former Bashas' space with an expected opening date of Summer 2021. Another concept you can expect to find at Chandler Ranch Shopping Center in January 2022 is Kura Revolving Sushi Bar.

 

 

 

South Valley Business Park

 New industrial construction at the South Valley Business Park, northeast corner of Germann Road & Northrop Boulevard, includes two Class A industrial buildings that total 144,000 square feet on 9.6 acres of land.

The project adds more industrial space to the Airpark, Chandler’s fastest-growing employment corridor that encompasses nine square miles surrounding the Chandler Municipal Airport. It is scheduled to be completed in fall 2021.

 

 

 

 

 

Lotus Project: Phase II

Coming soon to West Chandler is new industrial construction at the Lotus Project. Phase II of the project will add three industrial buildings, totaling 300,000 square feet.

Save the date as this development project will be breaking ground on Thursday, April 8 delivering in Q4 of 2021.

 

 

 

 

 

Rinchem

Expansion at Rinchem, 6805 W. Morelos Place, will add 50,000 square feet of industrial construction to West Chandler. Rinchem is a chemical management company that provides high purity, pre-packaged chemicals and gases. The primary industries that Rinchem serves include pharmaceutical, biotech, semiconductor and aerospace.

Rinchem’s existing building on this site is 100,000 square feet and was completed in 2015. This $10 million investment will lead to approximately 25 new jobs with room for additional expansion in the future.

 

 

 

SOLLiD Cabinetry

New industrial facility for SOLLiD Cabinetry is coming to the Airpark Area at 2615 E. Germann Road. The 275,000-square-foot facility is scheduled to be operational in May of 2021. SOLLiD Cabinetry employs 200 plus team members ranging from sales, field operations and manufacturing operations with the majority located in the valley.

Multiple divisions will be brought under one roof, including manufacturing operations (machining, finishing, assembly) and warehouse operations. The facility will also include a 7,500-square-foot showroom open to the public.

 

 

 

Chandler Medical Plaza

Chandler Medical Plaza, 1125 S. Alma School Road, is a three-story, Class A medical office building scheduled for completion in July 2021. The building will offer 65,000 square feet of leasable space for healthcare tenants. 

 

 

 

 

 

 

Park Place Development

The Douglas Allred Company has started construction on two additional office buildings at its Park Place development in the Price Corridor. The three-story, 150,000-square-foot buildings will be located on the northeast corner of Price and Willis roads. The buildings are designed to house approximately 1,800 employees.

Over the past few years, the Douglas Allred Company has executed a number of significant leases at Park Place, including Northrop Grumman, Voya Financial, Allstate, CVS Health, Toyota Financial and LoanDepot.

 

 

 

Downtown Chandler

A lot is happening in Downtown Chandler. On the southeast corner of Frye Road and Arizona Avenue, the Shops on Frye will add 9,000 square feet and three buildings in 2021. A portion of the project is already leased to Black Rock Coffee, which will include a drive-thru.

East of Arizona Avenue, Inchin’s Bamboo Garden, Jinya Ramen, The Tipsy Egg, The Uncommon and Kaleidoscope Juice will join the list of dining options. To the west, the Black Sheep Wine Bar will take over the former DC Steakhouse. Pie Snob will take over the vacant spot next to ImprovMANIA to the south.
